Vendor discounting has continued to decline in the combined capital cities, reflecting increasing market power for property sellers.
In the June quarter, capital city vendors offered a median 3.6% discount (see graph) on their final selling price compared to the original asking price, according to CoreLogic. That compares to 3.8% in the May quarter and 4.4% in the September quarter (the recent peak).
Different capitals are at different stages in their market cycle, which is why vendor discounting in the June quarter varied significantly from city to city:
* Perth = 2.9%
* Canberra = 3.3%
* Brisbane = 3.6%
* Melbourne = 3.8%
* Sydney = 3.8%
* Adelaide = 4.1%
* Darwin = 4.8%
* Hobart = 5.0%
