Rental conditions have tightened in Sydney, Melbourne and Perth over the past year, but eased in the other capital cities, according to Domain data.

As the table shows, the number of vacant rental properties fell in Sydney, Melbourne and Perth during the year to July. That means tenants have less choice and have to work harder to find accommodation, putting upward pressure on rents.

But in Brisbane, Adelaide, Hobart, Canberra and Darwin, rental vacancies increased during that 12-month period. That has put downward pressure on rents โ€“ although it's important to note market conditions still strongly favour property investors in those cities, rather than tenants.

Most parts of Australia remain a landlords' market. For that to change, a lot more rental properties will need to come onto the market.
