Vendors who sell off-market achieve lower prices than vendors who do public sales.
That's according to analysis by PropTrack, which found that, on average, houses across Australia sell for 4.3% less off-market and units 1.2% less.
"Deciding to sell off-market may come at a significant cost. While some sellers might try to save money by not advertising online, this analysis shows the potential earnings lost in the final sale price far outweigh the initial cost of advertising," according to PropTrack.
That doesn't mean selling off-market is necessarily bad, as a vendor may have compelling non-financial reasons for wanting to conduct a quiet sales campaign. But the analysis suggests that if a vendor wants to maximise the amount of money they're left with at the end of the process, they're more likely to do so by maximising buyer competition through a public sale.
