The number of property listings across Australia remains below the long-term average, but has now been trending up for the past two years, based on SQM Research data.
After 289,797 homes were listed for sale in December 2019, this fell 5.8% to 272,999 in December 2020 and another 20.0% to 218,415 in December 2021, before rising 4.6% to 228,415 in December 2022 and another 2.5% to December 234,194 in 2023.
However, despite the recent increase, listings are low by historical standards โ since 2010, an average of 306,685 homes have been on the market each December.
An increase in the supply of property listings tends to lead to a decrease in buyer demand, as home-hunters have more options.
