Apartment rents in Australia's combined capital cities are expected to grow 26% between 2023-28, due to a combination of rising demand and limited supply, according to property group CBRE.
โThe demand for housing is expected to benefit from the triple boost of rising population, rising jobs and rising income,โ CBRE said.
Supply, though, may struggle to keep up.
Based on Australia's forecast population growth, 75,000 new apartments need to be built each year. However, between 2023-28, supply is likely to range from a low of 60,000 per year (in 2024 and 2027) to a high of 80,000 (in 2026), according to CBRE.
